College Park Estates

College Park Estates (sometimes just referred to as College Park), is a neighborhood of neat, traditional homes and tree-lined streets. It is located just east of Studebaker Road and north of 7th Street. Nearby neighborhoods include Bixby Hill to the west and University Park Estates to the south.

The homes in this neighborhood were all built around 1960 and originally had around 1,450- 1,700 square feet. Many of these homes have gone through major remodels and additions throughout the years, though the original homes are still very functional. The average lot size for these homes is about 6,500 square feet.

This neighborhood has a relatively low turnover rate, probably due to its great location. It offers easy access to shopping in the nearby Los Altos neighborhood, the campus at California State University Long Beach, and the 405, 605, and 22 freeways. College Park Estates is also home to College Park which includes a small community center, playground, and basketball, volleyball, and tennis courts.
