90807 Market Update: Real Estate Statistics and Information for the 90807 Areas of Long Beach, CA

Including the Neighborhoods of California Heights, Bixby Knolls, Bixby Terrace, and Virginia Country Club

In August, the median single family home price in 90807 was $602,500, which is a 3.7% growth from August 2015. If the area value continues to follow the growth pattern of the last three years, value may rise again in the coming months. While pricing has been volatile over the last few years, 2016 has been fairly balanced in comparison to years prior.

The number of days that listings stay on the market in 90807 has been in a decline since November of 2015, with August 2016 reaching a new low for the year at 34 days on average. What this can mean for would-be sellers is that their sales will typically move forward quickly.

Inventory in 90807 has steadily grown back up since January 2016, experiencing another decrease in June before ascending again in July and August. The August 2016 inventory had 3.6 months of supply, which still indicates a seller’s market but is also a big change in competition from month to month.

Condominiums in 90807

The median price of condominiums has seen a lot of back and forth on its drops and gains, seeing a big gain in July 2016 and then dropping down again this August. In August 2016, the median sale price for condos in 90807 was $275,500.

In August, there were 16 active listings for condos on the market in 90807. This is the largest jump upwards in active listings since February 2016, and is 7 listings more than the same time last year.

Inventory in 90807 for condos saw a substantial jump as well in August, going from a 1.9 month supply in July to a 3.1 month supply. This is the highest point it has reached since September 2014, which had a 3.4 month supply. While still in the range of being a seller’s market, this is a good time for would-be buyers to check out the increased inventory and see about making a move.

Bottom Line

In both single family homes and condominiums, inventory has increased over the last month, with room to breathe for the first time in a while for shoppers. Despite this, single home values saw increases for this year and compared to last year.
