The number of closed sales for single family homes in the 90815 area has been a bit sporadic this year. After a drop in July, the number of closed sales in August rose again slightly, with 33 closed homes.
The months supply of inventory for homes in this area has been going up over the past few months. In August, there was a 2.3 months supply. This, however, is still 14.8% lower than this time last year.
The median sales prices for homes in this area has been on a general upward trend over the past few years, and this month followed suit. As of August, the median home sales price was $610,000, which is a $45,000 increase from July.
After a decline in the beginning of this year, the median number of days on market has started to rise again. In August, the average home was on market for 48 days. This is up 11 days from July and 15 days higher than April.
90815 Condo Sales
The number of closed sales on condos in the 90815 area has plummeted over the summer months. As of August, there were only 3 closed sales, a 72.7% drop from this time last year.
Median sales prices for condos also took a drop this month, coming to $308,000. This, however, is still 1.3% higher than this time last year.
Another area that dropped this month was the months supply of inventory for condos. There is currently a 1.9 months supply, which is the same amount as there was in April and May of this year, as well as this time last year.
