Seller’s Guide to Home Showings

As a seller, you want to make sure that your home is shown in the best possible light – literally and figuratively. The way your home is presented during showings can make or break a potential sale, so it’s important to be prepared. Here’s a seller’s guide to home showings that will help you make the most of every opportunity.

Clean, Clean, Clean

This is the number one rule of home showings. A clean home is a must. Make sure that every room is spotless, including the bathrooms and kitchen. This means dusting, vacuuming, and scrubbing to make sure that your home looks its best.

Let the Light In

Natural light is a selling point, so make sure that your home is well-lit during showings. Open the curtains and blinds, and turn on all the lights. This will make your home feel bright and welcoming and can make it feel larger and more open.

Create an Experience

When potential buyers walk through your home, you want them to feel like they’re experiencing something special. This means creating a warm, inviting atmosphere that makes them feel at home. Try to personalize each room by adding a few key touches, such as fresh flowers or candles. This can help buyers envision themselves living in your home.

De-personalize

While it’s important to create a warm, inviting atmosphere, it’s also important to de-personalize your home. This means removing personal items, such as family photos, and storing them away. This again will allow potential buyers to envision themselves living in your home.

Be Flexible

The more flexible you are with scheduling showings, the more likely you are to find a buyer. Be willing to accommodate potential buyers’ schedules, even if it means showing your home at night or on weekends.

Get Feedback

After every showing, ask the buyer’s agent for feedback. This will help you understand what the buyers liked and didn’t like about your home, which can help you make improvements for future showings.

Consider Hiring a Stager

Consider hiring a professional stager to help you showcase your home in the best light. A stager can help you create a warm, inviting atmosphere that appeals to potential buyers, and can help you make the most of your home’s features.

Following these tips will help you make the most of every home showing, and increase your chances of finding a buyer. Remember, a clean, well-lit, and inviting home is the key to making a great first impression. Make sure that your home is ready to show and you will be on your way to a successful sale.
