September Market Update for the 90814 area of Long Beach, CA.

The number of closed sales for single family homes in the 90814 area hit its second highest peak of 2015 this August, with 13 closed sales. This is 116.7% higher than this time last year.
Due to the popularity of these neighborhoods and the high number of closed sales, inventory of single family homes is very low. As of August, there was only a 2.2 months supply of homes in 90814.
Though median sales prices had reached their all-time high this past July, coming in at $940,000, in August they took a $225,000 drop to average out at $715,000.
The median number of days on market for single family homes has varied a lot this past year. Yet in August the median number of days was low – only 44. This is 68% better than this time last year.
90814 Condo Sales
Though the number of closed sales for condos in the 90814 area had been going up most of 2015, the number took a slight drop this August, with 7 closed sales.
Median sales prices for condos in this area also took a drop this past month, coming to $285,000. This is 16.1% lower than August of 2014.
Following the downward trend, the months supply of inventory for condos also took a drop this month, and is currently at a 2.8.
