Mid-Year 2015 Real Estate Market Review for 90815
The 90815 area of Long Beach CA is a very popular area due to its proximity to Cal State Long Beach, award-winning schools, transportation and shopping along with the consistent character of neighborhoods that include Los Altos, La Marina Estates, and Park Estates. Yet despite the consistency of the neighborhoods, home sales prices in 90815 have been somewhat volatile this year. The last couple months of price increases brought the average 90815 home price in June 2015 to about $3,000 higher than June of last year.
Meanwhile, closed sales for single family homes in 90815 have skyrocketed over the past few months. In June there were 48 closed sales – the highest number ever in the past three years. This is 300% higher than February of this year.
Despite the high number of closed sales, the available supply of homes has picked up a bit in 90815 in the past couple months, though at a 2.1 month supply of inventory, it is still a bit below the Long Beach inventory of 2.4 month supply of homes for sale.
For those of you looking to sell your home in 90815, there’s good news for you too. The average percent of original list price to sales price is at 98.5% – up from 97.9% in May and 95.3% in January.
