90808 Market Update October 2016: Real Estate Statistics and Information for the 90808 Areas of Long Beach, CA

90808 Market Update Includes the Neighborhoods of Carson Park, Plaza, Lakewood Village, and Old Lakewood City

The median home price in 90808 is at $639,900, showing strong growth between August 2016 and September 2016. In comparison to last year, this is a 5.7% increase in home sale price. Close to the university as well as multiple freeways, the neighborhoods in this area had experienced a slowing of interest but appear to be picking back up.

The median days on the market actually saw a drop in September 2016 as well, going from 44 in August to 35. While this is not outside of the normal range for the 90808 area, it does indicate that house sales improved overall in the month of September. At 10 less days overall from September 2015, this is a 22% decrease in time spent on the market.

Inventory continues to be low in the 90808 area of Long Beach, despite the summer growth of inventory. August and September sit evenly at a 1.9 months supply of homes, making it among one of the lowest inventories in Long Beach overall.

Bottom Line

Low inventory continues for single family homes and property values are at one of their highest points in a three-year history. While it’s easy to want to assume that winter might show some slowing sales, the zip code as a whole has an ebb and flow that isn’t strictly seasonal, making the advice of a realtor indispensable in this situation.
