Carroll Park, Rose Park South, Bluff Heights, Belmont Heights Real Estate – 90814 Real Estate Update

The median home price in 90814 inched up a bit last month and at $707,450, it is still higher than it was in October last year but still below its peak in July.

The 90814 area includes Carroll Park, Rose Park South, Bluff Heights and part of Belmont Heights, all very popular neighborhoods.
Overall, homes are selling very close to their list price. As of last month, the median home sale price was 99.2% of its list price.

As with much of Long Beach, the inventory of homes for sale in 90804 is relatively low, at a 2.7 month supply.

With such a low inventory, homes are selling reasonably quickly, with a median of 51 days on the market. That number is a bit higher than earlier this year as well as higher than October 2014, Although a bit higher than it’s been for the past few months and higher than last year, it’s still below the 60+ days experienced in May and June of this year.

Condo Update for 90814

Condo prices have also been on the rise in 90814. The median condo price as of last month was $349,900, the highest price this year and 3.7% above October 2014.

The inventory of condos for sale in 90814 is also low. The 2.1 month supply of available condos as of last month was 43.2% lower than in October 2014.
