Mistakes to Avoid When Selling Your Home

So, you’re thinking about selling your home? Congratulations! Since inventory is low, homes are selling quickly and for outstanding prices. But, selling a home is a process and in order to assure a smooth transition, it’s crucial to be prepared. Surprises are never a good thing in real estate and what makes a good agent stand out is their ability to anticipate problems before they arise. Here are some common mistakes to avoid during your home selling process:

Not Preparing Your Home

The difference between selling your home for top dollar and asking price is the impression your home leaves on buyers. Buyers are willing to pay more for a home that looks like it’s been cared for by the owners. And, buyer burnout is real. After vigorous house hunting, buyers will be more likely to choose a move-in ready home over a home that looks like it could use some work. Over Pricing

When it comes to settling on an asking price for your home it’s best to stay realistic while being competitive. Yes, we’re in a seller’s market but that doesn’t imply that the sky’s the limit. Some signs that you need to lower your asking price are: you’re drawing few lookers, you’re drawing lots of lookers but no offers, or your home’s been on the market for longer than similar homes.

Choosing to Not Hire a Real Estate Agent

Hiring a real estate agent is the best way to set yourself up for success when selling your home. Realtors have connections within the market, strong negotiation skills, paperwork management processes, neighborhood expertise, and proven marketing plans to help you get the best price for your home. There are also a lot of documents involved in a real estate deal. Unless you have experience dealing with 15-page documents it might be best to leave it to the experts.

Staying Emotionally Involved

It’s completely understandable to feel an emotional pull towards a home you’ve made memories in, but if you’re not ready to move on it can make the process difficult. Being able to handle low offers and agent feedback without taking it to heart will lead to the best outcome. Selling a home is an exciting time, and with the right agent and mindset you’ll be able to look forward to your next chapter!
