It’s Never Too Late To Sell

Spring is the traditional time to put a home on the market, yet summer can be a great time as well. It’s the end of the school year, graduations are almost finished, and Father’s Day is right around the corner. With vacation plans and kids out of school, many people shy away from adding a move to their list of things to do. Yet sometimes a change in family size, retirement, or job relocation demands a summer sale.

No worries, there is truly never a bad time to sell your house. You just need a good Realtor that can create a summer time marketing strategy. Typically, people start looking for houses in the spring, but just like sellers their schedules are just as crazy, and do not get serious about buying until after Memorial Day Weekend.

Now is a good time to sell. The inventory of homes for sale is low is Long Beach. There are few houses for sale, and interest rates are still low. So let’s get your house ready to sell, or at least ready to interview an experienced and local Realtor.

First make sure your paperwork is in order. Know the payoff amount of your loan. Have a clear understanding of closing costs and commissions. Review with your Realtor the houses that have recently sold in your neighborhood. This will help to price your home competitively, and priced to sell.

Curb Appeal

The first impression of your house is everything. Make sure it is inviting and the yard is well manicured. Want a quick fix? You can add flowers and shrubs to create a colorful palate that is pleasing to the eye.

Inside the House

There are two important tasks. Declutter your house, deep clean, and then clean again. Be sure to remove all personal items, and organize closets, drawers, and cabinets. Also, invest in fans and turn them on at open house. This will help circulate air on hot days, and if you have air conditioning use it.

Backyard Living Room

Long Beach has year round great weather. Highlight your backyard with fresh landscape, and great outdoor furniture. If it is too expensive to buy all new furniture, then buy accessories: pillows, outdoor lighting, and rugs. This will make the yard look like another room, and the illusion of additional living space.

If you have a pool, then highlight this huge asset. Make the backyard look like a resort. Invest in chaise lounge chairs, umbrellas, and a café table for dining pool side.

Lastly, never stop promoting you house. Even at the open house think of your potential buyers, and make them feel at home. Offer refreshing drinks or snacks that will encourage them to stay longer or even start a conversation. Also, take advantage of having longer days, and host a twilight open house. The lighting at this time of day is magical, and will showcase your house beautifully. Consider having your Realtor host special open houses for neighbors and or brokers.
